Finding a conveyancer
Understandably, due to the financial commitment involved in purchasing a new home, there is a fair amount of legal work involved. Your solicitor should offer you a quote upfront so that you can factor in legal fees when doing your initial sums. It’s important to note that not only will there be search fees, but that you will no doubt have to pay stamp duty.

Your solicitor will obtain the property’s deeds, will let you know the property’s official boundaries, enquire as to whether there are any problems with the property that should be declared, and will let you know what exactly will be included in the purchase price – e.g. fittings etc. Your solicitor will also let you know if any future development is planned that might affect the property’s value, and will set a mutually agreeable completion date.

The offer
You normally make an offer through the property’s estate agent. How much you decide to offer will depend upon how much work you think the property needs doing to it, whether you feel it is overpriced to begin with and whether there are many others also interested in purchasing it. Remember, even if you have an offer accepted and receive this in writing it is not legally binding until contracts have been signed and exchanged.
